These programs are safe and make home buying more affordable. The current economic mess is some indication of uninformed buyers.
Most buyers are at a disadvantage when dealing with a seller. The seller is an experienced home buyer and knows more about the whole process than the buyer who dosn’t have an agent. For any buyer to buy what is likely their biggest financial asset without representation is very risky. Especially if the seller has an agent.
The above scenarios could end up costing the buyer thousands of dollars. A buyers agent has a legal obligation to look after the buyers best interest. And the best part is, the seller pays for the buyer to have that representation.
Sellers need to have representation as well. Todays contracts can be over 50 pages. A lot can go wrong in 50 pages. How can the seller know what his home should sell for? Oh sure, the seller can go online and get some idea of what other homes are selling for, but the detail a knowlegable agent can provide is far superior to whats’ online. A seller needs accurate pricing, staging and negotiating expertise. A seller needs to know how to handle any issues that might come up during the transaction.
For the seller the above scenarios could result in his home staying on the market longer and add up to thousands of dollars in lost value.
